When the building sector emits 40% of global CO2, can an institutional artifact augment environmental empathy? The Institute of Urban Succession reimagines Rackham as an evolving architectural prototype, where empathy, environmental stewardship, and new knowledge transform Detroit’s idealized past and modernism’s failures into a foundation for socio-spatial repair. It confronts greenwashing by amplifying consumption-ecology limits. Pleasure drives design: playful, sensorial ecologies; cohabiting non-profits and academics; experiential lessons unfolding in a terrarium, circular cafe, or machine-vibration DJ sets.  Shaped by disturbance and persistence, the Institute embraces messiness as method and ethic – a proposition for repair in an age of climate urgency.
